A Roofing Maintenance Checklist for Spring

The cold winter is gone and here comes the warmth and rejuvenation of spring. However, with a new season are new issues borne from the damage and deterioration brought about by winter. Here's a checklist used by roofing professionals to check the performance and condition of a residential roof.

Inspect the Roof Surface

Start by visually inspecting your roof from the ground. Look for missing, cracked, or damaged shingles. Consider using binoculars or hiring roofing experts to help you get a closer look without climbing up. Pay attention to areas where water may collect – these areas are typically prone to damage. Additionally, check for any signs of granule loss on asphalt shingles to determine the possibility of wear and tear.

Check for Signs of Leaks

Look for water stains on the ceiling or walls inside your home – these are clear indicators of roof leaks. Also, check for signs of water damage or mold growth in the attic. If you do spot some mold growing in the attic, call a professional to remove them and avoid extensive and expensive damage to your attic. Lastly, inspect the attic insulation for signs of moisture and replace them to avoid mold issues and attic deterioration.

Clean Gutters and Downspouts

Remove any debris, such as leaves and twigs, from your gutters and downspouts. Clogged gutters can cause water to overflow and damage your roof and siding. Ensure that the gutters are securely attached to the fascia board and that there are no leaks in the gutter system. Ask gutter experts to help you perform this task as it can be quite perilous for someone with no roofing or gutter installation experience.

Trim Overhanging Branches

Trim any tree branches that are hanging over your roof. These branches can scratch the surface of your roof and provide easy access for critters like squirrels and raccoons to access your attic. Additionally, falling branches during storms can cause significant damage to your roof.

Check Flashings

Inspect the flashings around chimneys, vents, and skylights. Look for signs of damage or deterioration and replace any damaged flashings. Flashings are crucial for preventing water intrusion into the roof system, so it's important to ensure they are in good condition. If you see some of them are rusted or brittle, consider replacing them to avoid unnoticed roof leaks that can get worse over time.

Inspect Skylights

Check the seals around your skylights for cracks or gaps. Ensure that they are properly sealed to prevent leaks. Have a professional team clean the skylights both inside and outside to ensure maximum light transmission and to prevent any buildup of debris that could cause water pooling.

Check for Moss and Algae

If you notice moss or algae growth on your roof, take steps to remove it. Moss and algae can hold moisture against your roof, leading to damage over time. Use a moss killer or a gentle scrubbing brush to remove the growth, being careful not to damage the shingles. Inspect Attic Ventilation

Proper attic ventilation is crucial for maintaining a healthy roof. Check that vents are clear of debris and functioning properly.
